COMMERCIAL | Mixed-use development | The Zorlu Center is at the junction of the Bosphorus Bridge European connection and the Büyükdere axis that connects the city center with the business district Maslak. With its easy access from important centers of Istanbul, it is also one of the few sites that face south, with the old city view making it a ‘subject of desire’ and was owned by the Zorlu Property through a tender, being curiously watched by the public. The mixed use project being developed on this area deals with contradictions such as grandeur and modesty, public and private, institutional and domestic, social and distinguished, together with structural and topographical considerations. The ground is reconstructed by a topographical interpretation, with a kind of shell that is transformed into an in-between layer for the different functions combined in the complex. The shell starts from the Boulevard Levelrising towards south and east. It is split into two arms separated by level differences, in order to overcome the dichotomy between the private and the public. The Piazza surrounded by the retail units creates an alternative public space. The activity stairs direct the public down to the interior mall that also has another direct entrance on the south. The retail level below has asubway connection and includes the cinemas, a gourmet marketand leisure platforms. The highly professional Performance Arts Center of 2300 people capacity has an entrance amphi as a continuation of the Public Square and the Piazza.The terrace flats under the shell have large gardens and terraces enjoying the Bosphorus view. The rest of the residential units form three identical towers, the fourth of which is a hotel. Designed and completed in 2022 by BE Architektur, the house reinterprets the traditional Swiss agricultural barn typology (known as a schüür) into a functional and sculptural family home. The design's main goal was to create a new home that respects and blends into its historical and agricultural context. BE Architektur's founder, Boris Egli, achieved this by taking typical barn characteristics and reinterpreting them in a modern way. From a distance, the house appears to be another unassuming outbuilding in the hamlet, but upon closer inspection, its contemporary nature is revealed. Key features of this reinterpretation include: Glazed spruce facade: The exterior is clad in the same type of timber used for traditional Swiss barns, but with a transparent glaze that allows the wood to weather naturally. Pitched tile roof: A classic pitched roof is topped with the same tile roofing as neighboring structures, helping the building blend in. Concealed fenestration: Operable windows are hidden behind wooden shutters, while large, fixed glazing is fronted by sliding wooden doors. This creates a cohesive, uniform facade that conceals the interior's domestic function. Inside, the house embraces a raw and unfinished aesthetic, using a minimalist material palette to create a series of interconnected, sculptural spaces. The interior functions, such as the bedrooms and closets, are housed within enclosed volumes that are "stacked" atop one another. This design recalls the idea of a barn as a storage space. The negative space created around these volumes forms a spacious, open living area with a sense of vertical and horizontal expanse. The interior features exposed concrete floors and walls finished with textured, light-grey plaster, creating a tactile and serene environment. The project showcases a blend of rustic inspiration with modern, sustainable techniques. A photovoltaic system is integrated onto the gently sloping concrete gable roof, ensuring the home's energy needs are met with solar power. The freestanding concrete two-car garage was built using the same timber formwork as the house's facade, creating visual continuity between the two structures. A raw steel beam is used as a minimalist gutter, extending beyond the base of the roof to define the structure's clean lines. Designed and completed in 2022 by BE Architektur, the house reinterprets the traditional Swiss agricultural barn typology (known as a schüür) into a functional and sculptural family home. The design's main goal was to create a new home that respects and blends into its historical and agricultural context. BE Architektur's founder, Boris Egli, achieved this by taking typical barn characteristics and reinterpreting them in a modern way. From a distance, the house appears to be another unassuming outbuilding in the hamlet, but upon closer inspection, its contemporary nature is revealed. Key features of this reinterpretation include: Glazed spruce facade: The exterior is clad in the same type of timber used for traditional Swiss barns, but with a transparent glaze that allows the wood to weather naturally. Pitched tile roof: A classic pitched roof is topped with the same tile roofing as neighboring structures, helping the building blend in. Concealed fenestration: Operable windows are hidden behind wooden shutters, while large, fixed glazing is fronted by sliding wooden doors. This creates a cohesive, uniform facade that conceals the interior's domestic function. Inside, the house embraces a raw and unfinished aesthetic, using a minimalist material palette to create a series of interconnected, sculptural spaces. The interior functions, such as the bedrooms and closets, are housed within enclosed volumes that are "stacked" atop one another. This design recalls the idea of a barn as a storage space. The negative space created around these volumes forms a spacious, open living area with a sense of vertical and horizontal expanse. The interior features exposed concrete floors and walls finished with textured, light-grey plaster, creating a tactile and serene environment. The project showcases a blend of rustic inspiration with modern, sustainable techniques. A photovoltaic system is integrated onto the gently sloping concrete gable roof, ensuring the home's energy needs are met with solar power. The freestanding concrete two-car garage was built using the same timber formwork as the house's facade, creating visual continuity between the two structures. A raw steel beam is used as a minimalist gutter, extending beyond the base of the roof to define the structure's clean lines. Completed as a prototype for the studio's flexible and transportable Sprout concept, the house was developed for actual clients Ruben and Marjolein. The design is based on a prefabricated, modular system that can be lengthened, shortened, or stacked, with the specific build in Olst comprising a two-story volume topped with a mono-pitched roof and an open, greenhouse-like volume. The project emphasizes sustainability by utilizing as many bio-based materials as possible, including a wooden frame structure and a hemp insulation system. The modular approach not only makes the home transportable and adaptable but also provides affordable square meters and energetic benefits. The greenhouse element is integrated into the living and dining area, which opens to the outside and, in turn, provides extra living comfort. The interior features a flexible floor plan with minimal rooms and maximum open space, and a natural collection of materials is used to connect the home with its environment. The interiors are highly personalized to the clients' wishes, with the greenhouse section of the home featuring an interior mezzanine terrace suspended above it. Skylight windows in the mezzanine open to create an indoor/outdoor space that looks out to the horizon and up to the sky. The project is a contemporary interpretation of the traditional longhouse typology, with a minimal design that harmonizes with the surrounding nature. The elongated, single-story structure is carefully positioned to create a calm, horizontal contrast to the vertical trees, effectively creating a secluded oasis. A key feature of the design is its glulam grid construction, which allows for a lightweight yet structurally sound framework. The house rests on cast point foundations, a gentle approach that minimizes its impact on the forest floor and preserves the surrounding tree roots. This method reflects a philosophy of architecture as temporary inhabitation rather than a permanent fixture in the landscape. While the north facade is mostly closed to provide privacy, the south facade features extensive floor-to-ceiling glazing, allowing for abundant natural light and a strong visual connection to the forest. The interior of the house is defined by its clean lines and timber elements, creating a warm and inviting atmosphere. The design includes features that promote low-impact living, such as a naturally planted wastewater filtration system, a low-energy heating system, and triple-paned windows.
